Regional Manager

IPG is seeking a dynamic and experience Regional manager. The Regional Manager will be responsible for overseeing multiple manufactured communities within the Oregon and Washington regions. This perosn will be a critical leader in our organization. Their primary job focus will include:

1. Supervise Property Managers
- Hire/Train/Terminate
- Maintain close communication with Property Manager(s) by phone and/or E-mail
- Provide consistent instruction on policies, updates, laws, and daily park operation
- Complete yearly Employee Performance Review

2. Perform Park Inspections
- Complete property inspection every 90 days

3. Key Performance Indicators
A. EOM Reports monthly review
B. Delinquency/Evictions Monitoring
C. Verify Annual Rent Increases
D. Site Occupancy:
• Tenant owned homes up for sale - Ensure manager communicates with sellers and/or agents – we don’t want homes moved out. Coordinate all home sales with the Director of Sales & Marketing.
• Abandonment - Aggressively pursue purchase from lenders, communicate, and coordinate the Director of Sales & Marketing.
• Vacant Lots – Contact dealers to offer concessions & market to potential residents to bring homes into park. Locate and purchase homes to fill vacant spaces. 100% occupancy is the goal.

4. Community Repairs
- Develop contractors for major improvement projects at properties.
- Authorize any out of the ordinary park repairs/purchases
- Perform inspections for other park / home repairs at the request of the corporate office.

5. Review Advertising/Marketing

a. Operate office machinery (i.e. computers, printers, copiers, scanner, fax machines, phones, etc.)
b. Move about the property and cover several hundred yards multiple times during the day in order to complete property inspections, etc.
c. Ability to lift, push, pull or carry up to 15 pounds for the distribution of documents, supplies, materials, etc. to various locations throughout the office.
d. Ability to organize various office systems through adjusting, connecting, lifting, pulling, pushing, bending or folding for the purpose of proper records development and/or management.
e. Problem solving may sometimes be necessary to help in dealing with an unpleasant or angry resident, vendor, potential resident or any other difficult situation that may arise.
f. Inside and outside work in all types of weather.
g. Use of personal or company vehicle to run company errands such as going to the bank, office supply store, etc.
h. Inside and outside work in all types of weather.
i. Medium to heavy work requiring prolonged or repeated standing, walking and climbing.
j. Lift and work with heavy equipment.
