Project Manager - Oregon Region

IPG is currently seeking an experienced Project Manager to be based in Oregon, Washington or California. This position will be responsible for overseeing park expansion projects throughout our national portfolio as well as following through on new home deliveries.

• Oversee and direct manufactured home site development from conception to completion of homes being installed
• Review the project in-depth to schedule deliverables and estimate costs
• Write, review and revise as necessary all scopes of work for various projects
• Work with city/county officials, pull necessary permits and call for inspections
• Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations
• Coordinate and direct construction workers and subcontractors
• Select tools, materials and equipment and track inventory
• Meet contractual conditions of performance
• Establish benchmarks and review the work progress on daily basis
• Prepare internal and external reports pertaining to job status
• Travel extensively to various projects locally and in multiple states throughout the portfolio
• Plan ahead and prevent problems and resolve any emerging ones
• Negotiate terms of agreements, draft contracts and obtain permits and licenses
• Ensure quality construction standards and the use of proper construction techniques
• Explore potential expansion opportunities at all mobile home parks
• Meet with the city planners and find/hire the engineers to begin the planning process, put together a preliminary budget for ownership review.
• Track the engineers progress and costs during the design process.
• Work with the local utility providers on the design and equipment costs to provide utilities to the lots.
• Confirm the permit costs to place a home on the lot as well as the utility connection fee’s
• Send the preliminary project design drawings out for construction bids in order refine the budget numbers.
• Supervise the continuing design to permit ready status.
• Confirm the construction costs and get a construction contract to the contractor.
• Provide constant communication to the park managers and corporate as to the status of the expansion.
• Supervise the construction process, review/approve all draw requests and track lien waivers.
• Track punch list items to project completion.
• Supervise the project closeout process as required by the city.

• 5 plus years’ working experience in residential construction management
• Previous experience in manufactured housing or single family residential homes highly preferred but not required.
• 3 plus years’ experience managing multiple construction crews
• Advanced knowledge of construction management processes, means and methods
• Able to travel up to 75% of the time
• Expert knowledge of building products, construction details and codes, regulations and quality standards
• Proven track record of successfully managing multiple projects to completion
• Familiarity with construction management software packages
• Ability to plan and see the “big picture”
• Competent in conflict and crisis management
• Team oriented with excellent leadership skills
• Excellent time and project management skills
